Junior Appraiser

A junior appraiser position is a senior training opportunity for people wishing to become designated professional appraisers. The position entails semi independent work on appraisal assignments supervised by a senior, accredited appraiser. Junior appraisers gain experience that satisfies the requests of the Appraisal Institute of Canada’s Applied Experience Program.

  Preferred applicants will have:
A university degree. Preference is given to real estate studies and business degrees.
18- 24 months experience as a researcher, appraisal assistant or equivalent
Completion of the AIC/UBC appraisal program
Excellent computer skills – the work requires routine operation of SQL databases, Microsoft Office programs, use of digital imaging, and on-line research sites
Completed the mandatory AIC ethics and standards course.
Competence in written communications, including strategies, spelling, punctuation and sentence structure, at university graduate level.
Completion of advanced writing courses is an asset.
A strong command of the English language is essential, as good verbal communication skills are needed.
Strong interpersonal skills, for interaction with clients and third party sources of research information.
A penchant for research and for details.
The ability to work independently.
A commitment to quality work completed on a timely basis, and customer service.

People hired as junior appraisers can expect to spend three years in training before they are capable of working independently and qualify for the Appraisal Institiute’s AACI designation.. We provide financial support for tuition during the training period. Due to the extensive training involved, applicants are required to agree to a minimum three-year commitment, subject to probationary and performance review.

Junior appraisers must join the Appraisal Institute of Canada, (please visit web link), and must work without interruption toward completion of its education program, offered through the Sauder School of Business at UBC. Prior to accepting a junior appraiser position, we recommend that applicants contact both organizations and determine the specific requirements that would apply to them to obtain the AACI designation. For people without business education, the course load can be significant.

Conditions of Work
The position is mostly an office position, and the hours of work are typically 8:30 am until 5:00 pm. Applicants must be fit, because occasional heavy lifting of file boxes is a requirement, and the fieldwork can involve extensive walking on irregular terrain or through industrial or damaged structures. Extensive use of computers is a requirement. The position entails accompanied and unaccompanied travel, mostly throughout the lower mainland but occasionally beyond, and sometimes to isolated locations. Applicants must possess and maintain a valid driver’s license and have routine access to a vehicle. Travel is typically for part of a day, one or two days a week.

Compensation
Compensation for junior appraisers is competitive, initially taking the form of a training allowance that includes the payment of tuition. Industry practice is to compensate trained appraisers by way of a fee split, that is, a percentage of professional billings. Medical benefits are provided to all employees; independent sub contractors do not qualify for company benefits.

Appraisal Assistant

This is a career position that has clerical, research and analytical requirements. The incumbent requires skill in all three areas. It also serves as an entry level position that provides the experience needed to become a junior appraiser

  Preferred applicants will have:
Grade 12 graduation, supplemented by post secondary education, preferably at the university level. Preference is given to courses that develop skills in written communication, technical analysis and critical thinking. Courses in real estate studies and business degrees have particular appeal.
Excellent computer skills – the work requires routine operation of SQL databases, Microsoft Office programs, use of digital imaging, and on line research sites.
Competence in written communications, including strategies, spelling, punctuation and sentence structure. Completion of advanced writing courses is an asset.
Strong interpersonal skills, to assist in interaction with clients and third party sources of research information.
A penchant for research and for details.
A commitment to quality work, done on a timely basis, and customer service.

Within 12 months of hiring, appraisal assistants will be required to take and complete two courses of the Appraisal Institute of Canada’s education program: either-

BUSI 330 - Foundations of Real Estate Appraisal, or
BUSI 445 - Real Estate Development I
and
BUSI 401 - Commercial Property Analysis

In addition, the applicant will be required to take non-degree courses in writing through UBC, attend periodic seminars offered by real estate entities such as the Real Estate Board of Greater Vancouver and complete such other training as the duties require. We provide financial support for training in these programs.

Duties typically include:


1) The incumbent works as part of a team, typically involving three or four appraisal professionals. The incumbent assists these appraisers in all aspects of their work, including data entry, copy typing, market research, excel analysis, preparation of reports and exhibits and invoicing. The incumbent might draft components of reports, and sometimes participates in field inspections.

The appraisal assistant helps with support services throughout the office during holidays, illness and peak work periods, and in general administration of the office, including reception, accounts receivable, bank deposits, handling of mail and courier deliveries, filing, minor elements of purchasing and accounts payable.

2) Maintain and update the database of comparable sales and rentals. This responsibility includes:

Check database for duplicates
MLS address search results
BC Assessment search results
Real Info search results
Check office files for existing records on the property
Any other information needed

3) Miscellaneous administrative and other duties, as required.

Compensation for secretary assistants is competitive, and takes the form of a wage and benefit package, with a bonus for productivity.

The position is an office position and the hours of work are typically 8:30 am until 4:30 pm. Applicants must be fit, because occasional heavy lifting of file boxes is a requirement. Extensive use of computers is a requirement. The position entails occasional local travel.

The incumbent of this position works under limited supervision, with performance mostly judged based on results. He or she must be capable of workload planning, self-direction and monitoring, and prioritizing efforts.

Potential exists as vacancies occur for an interested and qualified appraisal assistant to advance to a junior appraiser position and the company will assist with training and tuition. Note that the junior appraiser position requires completion of the AIC education program.

Researcher

This is a entry level position that has research and analytical requirements and requires good interpersonal skills. It entails activities that supplement those of a professional real estate appraiser. It also serves as an entry level position for the appraisal assistant position.

  Preferred applicants will have:
Grade 12 graduation, supplemented by post secondary education at the university level. Preference is given to programs that develop skills in written communication, technical analysis and critical thinking. Courses in real estate studies and business degrees have particular appeal.
Excellent computer skills – the work requires routine operation of SQL databases, Microsoft Office programs, use of digital imaging and the use of on-line research sites.
Competence in written communications, including strategies, spelling, punctuation and sentence structure, at university graduate level
Completion of advanced writing courses is an asset.
Strong interpersonal skills, for interaction with clients and third party sources of research information.
A penchant for research and for details
A commitment to quality work completed on a timely basis, and customer service.
A valid driver’s licence
People hired as researchers will be required to take and complete five courses of the Appraisal Institute of Canada’s education program:

BUSI 121 - Foundations of Real Estate Mathematics
BUSI 330 - Foundations of Real Estate Appraisal
BUSI 331 - Real Estate Investment Analysis and Advanced Income Appraisal
BUSI 401 - Commercial Property Analysis
BUSI 445 - Real Estate Development I

In addition, the applicant will be required to take non degree courses in business writing through UBC, attend periodic seminars offered by real estate entities such as the Real Estate Board of Greater Vancouver on its services and complete such other training as the duties require. We provide financial support for training in these programs.

1) Cover off the duties of the Appraisal Assistant, as identified above.

2) Maintain and update the database of comparable sales and rentals. This responsibility includes:

Develop the backup for new or updated comparable data.

Real Net and Lower Mainland Data Services search results
Check office files for existing records on the property
Any other information needed
As time permits, the appraisal assistant works on research

3) Prepare and maintain community profiles as required for the various marketplaces of the Lower Mainland. These require extraction and analysis of time series data from Stats Canada sources, preparation of demographic and income analysis, and the sourcing and analysis of municipal, regional and provincial data related to specific submarkets within the community.

4) Maintain the rental research database. Extract data from existing appraisal assignments for entry into the database. This data will entail the comparables in the report, as well as the subject rental and sales data.

5) Educate people in how to use the offices databases. Document and make available the procedures related to operation of these data systems, how people are to record data for input into the system, and the related policies for data verification, source documentation retention, et cetera. Train and educate users of the system on its operation. Objectives are to promote accuracy and consistency, and to help users understand how the policies for its use apply.

6) Develop relationships with the research staff at the commercial brokerages, so as to facilitate the exchange of real property information. An entertainment budget is available for this purpose.

7) Upcoming projects include:

he development of comparables for subdivision and multiple family projects. The involvement will entail recording information about the characteristics of a project, and researching and recording the particulars of individual unit sales and resales.
Prepare market analysis reports, using a standard report format. These will be done periodically, likely on either a quarterly or an annual basis, entailing research from GVRD, BC Stats, Real Estate Boards, municipal sources and the commercial brokerages for these reports.

8)Assist in the development of office research systems. Document and make available the procedures related to operation of our data systems, how people are to record data for input into the system, and the related policies for data verification, source documentation retention, et cetera. Train and educate users of the system on its operation, promote accuracy and consistency, and help users understand how the policies for its use apply.
